Does it cost anything to join the list?
No. It is free, and you can leave the list anytime.
Which schools does the home belong to?
We include the school district and assigned schools. Boundaries follow the address and can change, so please confirm on the district’s official website before deciding.
Can I bring my own inspector?
Yes, and we encourage it. We share the renovation records so your inspector can compare.
I haven't talked to a lender yet.
That is fine. We can introduce a few lenders who work in English, Vietnamese or Mandarin, and you choose.
I want space for my parents.
Choose "space for grandparents, or an ADU" on the form and we will filter for it.
I live outside the U.S. Can I buy?
Yes. You do not need U.S. citizenship or a green card to own a home in California. Rental income and resale have separate tax rules for owners living abroad, so talk to a CPA first.
Is there a Vietnamese version of the paperwork?
If you would like, a translation is available for reference; the English version governs.
Need repairs, an addition, or a tenant?
We take on work for any homeowner in Northern California, even from far away. You do not need to buy a home from us.
